Wind Damage & Missing Shingles
Even if you don't see shingles in your yard... doesn't mean you don't have missing shingles from high winds. I have been on many roofs where the homeowner thought it was fine, but the roof had missing shingles in an area not visible from the ground. Missing shingles have a nearly 100% leak rate and are an automatic 'FAIL' on an inspection report.
Hail Damage
Hail damage is rarely visible from the ground, but once you’re on the roof, the hundreds of pockmarks become impossible to ignore. While these 'bruises' are usually not a leak risk, they are a surefire 'red flag' on an inspection report.
Because there are so many impact points, most inspectors won't risk their license trying to guess which ones will leak—they simply mark 'hail damage' and move on, leaving you to deal with the fallout.
